Jim Chapman Communities Wins Five OBIE Awards

The OBIE awards program is hosted by the Sales and Marketing Council of the Greater Atlanta Home Builders Association, and this year’s event was the 28th annual awards program. Obviously these awards are a long-standing tradition in the Atlanta home building industry, and they are the highest honor given in the local housing industry. OBIE award winners gain industry recognition and attract promotional opportunities. It really is a tremendous honor to be the recipient of even one award, so for Jim Chapman Communities to bring home five is an incredible honor.

The active adult builder won four gold awards for: Fifty-Plus Community of the Year for Brookhaven at Sugarloaf, Attached Community of the Year for Brookhaven at Sugarloaf, Best Amenity Package (500 units and above) for their Brookhaven of East Cobb community and Best Building Design, Attached Model, $275,000 to $374,999 for their Brookhaven at Lanier Ridge community. Jim Chapman Named Secretary of the Atlanta 50+ Housing Council’s Board of Directors

Jim Chapman A congratulations is in order for Jim Chapman as he has been named the Secretary of the Executive Committee of theĀ  50+ Housing Council, part of the Greater Atlanta Home Builders Association, for 2009. Jim is no stranger to this committee as has served on the Board of Directors for two years and currently serves as Sponsorship Committee Chair. His history with the council as well as his expertise in active adult home building make him an ideal candidate for this position. No doubt, he will contribute to many successes for the council next year. January is when Chapman will step up to take over the responsibilities as Secretary on the Executive Committee. Election for this position creates the opportunity for Chapman to serve as Treasurer in 2010, Vice Chair in 2011 and Chairman of the Board in 2012. Jim Chapman Communities Ends Summer on a High Note

The Community Clubhouse at Brookhaven of East CobbBig kudos to Jim Chapman Communities as they sold 12 total units in the month of August alone. This is an extraordinary accomplishment when you take into account the dim housing market and unstable economy. Brookhaven of East Cobb sold the most number of active adult new homes out of the Jim Chapman Communities, ending the month with a total of six. This is the community that recently won two awards, both a gold and a silver, at the National Association of Home Builders Best of 50+ Housing Awards Gala. It’s not surprising that Brookhaven of East Cobb has become the most popular Jim Chapman community as it has so much to offer those entering the retirement age. The convenient Kennesaw location puts residents next to I-75 and I-575, as well as Town Center mall and all of the entertainment attractions of Barrett Parkway. The location in combination with the low maintenance homes with luxurious features that were designed with the active adult in mind make the community truly exceptional. An interesting tidbit about the high sales numbers is that traffic was lower in August than it usually is. Brookhaven of East Cobb averages 180 traffic units per month, but only had 60 in August.

JIM CHAPMAN RECEIVES RESIDENTIAL CONTRACTOR LICENSE

Jim Chapman, President of Jim Chapman Communities, Inc., personally received his Residential – Basic Contractor License in June 2008 from the Georgia State Licensing Board for Residential and General Contractors. Having operated as a residential contractor in Georgia since July 1996 Mr. Chapman was able to apply for his license under the exam exemption privilege. He applied prior to the original application deadline of December 31, 2006. After requests for further information last fall the license was finally issued to Mr. Chapman in June. This license enables Mr. Chapman to act as the Qualifying Agent for Jim Chapman Communities, Inc. and any of its current active adult projects. “Effective July 1, 2008 the State of Georgia has required that all residential building permittees be licensed. Georgia is one of the last southern states to require that its residential contractors be licensed. This is a step in the right direction for the State of Georgia as it will help us better maintain the quality of our contractor’s work and the ethics behind their business practices,” said Mr. Chapman.




First-Time Homebuyer Tax Credit Instated

New Real Estate LegislationWhen President Bush signed the housing stimulus package to create the Housing and Economic Recovery Act of 2008, he instated a temporary tax credit of $7,500 for first-time homebuyers. This tax credit is the big hope for the real estate market, as it will, ideally, put more buyers in the housing market and give the economy a boost. To help give consumers a better understanding of the tax credit and everything it entails, the National Association of Home Builders has launched a new Web site, www.federalhousingtaxcredit.com.

If, as a home shopper of active adult communities, you think this first-time homebuyer tax credit does not apply to you, you may be mistaken. The criteria for being considered a first-time homebuyer is just that you’ve not had a mortgage payment in the past 3 years. So, if you’ve been renting your home for at least three years, you’re eligible for the tax credit. Of course, visit the Web site for detailed information and regulations, but do look for a brighter future in the real estate market.
